Design Build Program

1.
Preliminary floor plan and estimate

I can take your existing plans, magazine plans, sketches, or just your imaginary plans and transform them into a practical, buildable, stylish floor plan.  If you don't have a plan then I will create a prelimianry floor plan for you following a one hour design session.  The preliminary floor plan is created with your budget in mind.

I use Computer Aided Design (CAD) so changes are easy and I print your plans in color so they're easy to understand. I design for your budget so you'll be able to build what I design.

You don't have to be in town to participate in my design-build program. I work by phone, fax, e-mail, and snail mail.

 
2.
Development

I refine your floor plan and draw elevations, electrical plans, furniture plans, specifications, and do more estimating. You'll have to do lots of shopping during this phase which involves selecting and pricing appliances, cabinets, and all amenities. I’ll help you think of everything!

As I price your amenities you decide which ones are compatible with your budget. This avoids a common problem with typical design services. Most designers don’t really know what things cost so they will often design what the customer tells them without regard to the budget. The end result is often a plan that can’t be built because it’s too expensive. Then the plan has to be abandoned or changed at the expense of the owner.

Another flaw in the typical design process is that most pricing of amenities and allowances occurs when the plans are put out for bids after the design is complete. Often the bids are higher than expected and the plans have to go back to the designer for changes at the owner’s expense.  This can add a lot of time to the process.

I do my estimating and you do your shopping while we’re designing to avoid these common problems. Thorough shopping and realistic allowances avoids big surprises during construction.

I inventory all your furniture and art work and draw them into the plan so that everything that’s going into your new home will fit and be properly illuminated. The room dimensions, placement of windows, lighting, outlets, etc. will all be right for your lifestyle and furnishings.

 
3.
Final Plan

I complete your plan, hurricane wind engineering, specifications, and estimate. If everything still looks good then you  may exercise your option to convert to a construction agreement. You are not obligated to convert, but if you do, the plans fee is refunded to you or you may apply it to your construction agreement. If I build your dream home, essentially the plans are free! 

 
4.
Construction

I build your dream home. My design-build program avoids another common problem in custom home building. Most builders will charge the owner for necessary modifications which result from plan defects or design mistakes. I warranty my plans so I have to make everything work out as planned.

I personally inspect what I build.  My motto is:  Inspect everything all the time.  I don't let small problems become big problems.  This is probably the biggest reason I am still thriving after 20 years of building homes.  I don't depend on anyone else but me to check the critical details of all phases of construction.  The things that will cause big problems years down the road don't happen on my watch.

Don't worry if you can't be present during construction because I take lots of progress photos and email them to you. You'll be able to see your dream home come true even if you can't be on the job site.
